WoW Housing in Midnight at a Glance
Updated 12 October 2026 for Midnight patch 12.1.
Housing started as early access in patch 11.2.7 on 2 December 2025 and became a full system in patch 12.0.0 on 20 January 2026. Patch 12.1 on 11 August 2026 added Blueprints, pet beds, new Endeavors and house levels 10 to 12. This guide covers how to get a house, how it levels, and how to build with the editor.
| Question | Answer |
|---|---|
| What do you need? | The Midnight expansion. Without it you can visit other players’ neighborhoods, but you cannot claim a plot |
| How many houses? | Up to two per account: one in Founder’s Point and one in Razorwind Shores. Any faction can use either district |
| What does it cost? | The first house is free and the second costs 1,000 gold. Moving a house to another plot costs a small fee |
| Highest house level | 12 (since patch 12.1) |
| Where do you manage it? | Housing Dashboard, opened with H |
| New in 12.1 | Blueprints, pet beds, four new Endeavors, level 10 to 12, entry room can be moved, new dye colors |
How to Get Your First House
- Log in on a character. The quest A House For You appears automatically and points you to the housing district.
- Enter the portal room in your capital: the Wizard’s Sanctum in Stormwind or the Pathfinder’s Den in Orgrimmar. Take the portal to Founder’s Point (Alliance-themed) or Razorwind Shores (Horde-themed).
- Pick an open plot and claim it from the signpost. The map shows every available plot.
You do not need the matching faction. The Warcraft Wiki states that either district accepts players of any faction, and the limit is one house per district shared by all characters in your warband. The early access version of this guide suggested creating a character of the other faction to get the second plot; that is no longer needed.
Default exteriors follow the district: Orc and Blood Elf styles in Razorwind Shores, Human and Night Elf styles in Founder’s Point. A vendor sells the Autumnal and Springtime Westfall Barn facades, and the Battle.net Shop sells two treehouse exteriors.
Neighborhoods: Public, Charter and Guild
| Type | Who can join | How it is created |
|---|---|---|
| Public | Anyone. New owners are placed randomly in a public neighborhood that has open plots | Default |
| Charter | Players chosen by the owner, at least 10 player accounts | Through the housing steward NPC. The owner can add or remove players and rename it |
| Guild | Guild members, at least 10 player accounts | The guild leader creates it through the housing steward and can rename it |
Leaving or being removed from the guild removes your house from the guild neighborhood. You can move a house between neighborhoods and neighborhood types for a nominal fee. Pick a neighborhood before you invest in decor, because Endeavors (below) are shared by everyone in the neighborhood.
House Levels, Budgets and House XP
You earn House XP by obtaining new decor. To level up, talk to Jorvan Longmoor in Founder’s Point or Rotha in Razorwind Shores. Every level raises how much you can place. The numbers below are from the Warcraft Wiki housing page for patch 12.1.0.
| Level | Total House XP | Interior budget | Room budget | New at this level |
|---|---|---|---|---|
| 3 | 1,200 | 1,450 | 30 | Daylight Circle Room |
| 4 | 2,400 | 1,745 | 36 | Octagon Room (Large) |
| 5 | 3,700 | 2,050 | 43 | Square Room (Large), Evening Circle Room |
| 6 | 5,700 | 2,360 | 50 | Hearthlight Armillary |
| 7 | 7,900 | 3,180 | 68 | Interior budget jumps by about 800 |
| 8 | 10,300 | 3,500 | 76 | Medium-size exteriors |
| 9 | 12,900 | 4,340 | 95 | Was the cap from 12.0.0 to 12.1 |
| 10 | 15,700 | 4,675 | 104 | Weekly Arcanostorage Sphere (Treasures from Distant Lands) |
| 11 | 18,700 | 5,545 | 124 | Nothing new listed |
| 12 | 21,900 | 5,975 | 134 | Large-size exteriors |
The exterior budget is 350 from level 7 on, and it is 300 at levels 5 and 6. Early XP numbers differ slightly between sources: a Blizzard Watch preview of 12.1 listed 15,900 / 19,400 / 23,500 for levels 10 to 12, but those came from PTR notes, and the table follows the live figures on the wiki.
Endeavors: Monthly Neighborhood Goals
Endeavors are monthly activities shared by a neighborhood. Press H to open the Housing Dashboard and use the Endeavors tab. In a private neighborhood the Neighborhood Manager picks the Endeavor each month; in a public one it is chosen automatically.
- Rewards. Tasks earn House XP and Community Coupons. Coupons are spent at the Endeavor Trader in the town center of Founder’s Point or Razorwind Shores. Examples of decor prices from launch: 2, 5 and 10 coupons. The progress bar has three milestones, and each adds items to vendors.
- XP cap. Blizzard raised the House XP an Endeavor can give from 1,000 to 2,250 in the Midnight pre-patch, plus 250 for completing it, so one Endeavor can give up to 2,500. Players who hit the XP cap still add to the neighborhood’s progress.
- Group bonus. Blizzard announced a 20% reward bonus for playing with two neighbors.
- New in 12.1. Four Endeavors: Knock-Off Amani, Every Bakar Has Its Day, Candle Culture and Vacation Season.
Task lists and coupon prices change from month to month. Our Housing Endeavors guide covers the task details.
The Decor Editor: Four Modes
Enter the Edit House mode at the top of the screen to change anything. Icy Veins describes four design modes (guide updated 19 May 2026):
| Mode | What it does |
|---|---|
| Decorate | Place items from your decor storage, which has search and filters. Snap to Grid is the default; toggle Enable Clipping to push items through other decor, floors and walls |
| Advanced | Move an item on any axis, rotate it to an exact angle and scale it up or down. Clipping is on automatically here, and snapping works only in Decorate mode |
| Customize | Dye decor, or change the theme of doors, walls and floors. If the palette icon is grey, the object cannot be customized |
| Clean-up | Click an item to send it straight back to decor storage |
Rooms are added with the Edit Floorplan button next to the modes: choose a room, then where it attaches. Each room uses room budget, which grows with house level. Since 12.1 you can also move the entry room anywhere in the house, including other floors, which makes basements possible, and a reset button restores the whole house or only the interior or exterior.
Some bush-type items can be scaled past 200%, but large foliage such as trees cannot, according to Icy Veins. Addons such as Better Housing Controls (single-degree rotation, exact angle input) and Advanced Decoration Tools (copy and paste, quickbar) add finer control. Check on their pages that the version supports 12.1 before you install.
Blueprints: Save, Share and Import Builds
Blueprints arrived in patch 12.1 and replace the old habit of rebuilding rooms by hand.
- Slots. 50 Blueprint slots plus 10 hidden autosave slots, used when you import a Blueprint so you can undo it.
- What you can save. The full layout, exterior only, interior only, or the current room.
- Sharing. Share a code with guildmates, friends or neighbors, even in chat. Codes work across regions except China. A code points to a file on the server, so it stops working if you delete the Blueprint.
- Export permission. Visitors can import your house only if you change the Export permission, which defaults to No One.
- Importing. The game lists the required rooms and decor, and can filter for items you are missing. Items you do not own are not placed. Dyed items get a matching dyed catalog item or a dye applied, and items you had dyed yourself are not replaced.
Where Decor Comes From
Almost every part of the game drops or sells decor, and each new piece you collect also gives House XP.
- Vendors and achievements in the capitals, neighborhood town centers and the old world.
- Dungeons and raids, professions and world exploration.
- Endeavor Trader for Community Coupons. In 12.1 the General Contractors also sell four new rooms each in Orc, Human, Night Elf and Blood Elf styles for coupons.
- Legion Remix decor. Val’zuun in The Underbelly (Dalaran, Broken Isles) still sells it for veiled argunite and Order Hall resources.
- Vendor decor and the second house cost gold. If you are short, you can buy WoW gold (EU) or WoW gold (US).
Dyes, vines and pet beds in 12.1
Dyes are crafted by Alchemy or Inscription players and can be bought on the Auction House. Patch 12.1 brings back some darker shades removed in 12.0.5, adds new colors, and makes dye crafting use fewer inventory slots. Two decor categories are new: Vines and Hanging Plants, and Pet Beds. You can place up to 10 pet beds inside and 5 outside. Indoor pets can be Stationary or Roaming; outdoor pets are Stationary for now, and some pets cannot be placed yet.
